THE JS2 PROCESS FOR WHOLE HOME REMODELING:
How Our Central Texas Remodeling Projects Come Together
Oftentimes whole home remodeling is more complex than new construction. Simply put, you're working within an existing structure, with its own quirks, code history, and material legacy. We often don't know what exists behind the walls until they're removed. That's why the best remodeling contractors in Central Texas should know how to read a house. Knowing what to look for and what to expect — to understand what needs to be re-built and replaced and what can stay. That's how we approach every project.

01
Listening + Discovery
Every JS2 remodel starts with a conversation about how you actually live. What frustrates you about your current space? Where do you feel cramped, disconnected, or like the house is working against you? What do you love that you want to keep?
We ask these questions before we ever talk scope, because the answers shape everything. We also want to understand your wants and needs when it comes to health priorities — air and water quality are baked into all of our projects. Do you have family members with chemical sensitivities or allergies? EMF sensitivities? We take everything into account so your home feels clean and restorative.
Perhaps you're wanting a sleek, airy, modern home? Maybe a cozy cottage feel? Organic materials and natural textures may speak to you. From timeless and traditional to bold and contemporary—we've designed it all and our elevated home renovations are custom designed to speak your very own unique style.
02
Existing Conditions Reno Assessment
Before a remodel budget or scope can be accurate, we need to know what bones we're working with. We conduct a thorough assessment of existing conditions — structural systems, mechanical and electrical, plumbing, insulation, and ventilation. In Central Texas, older homes frequently have deferred moisture issues, undersized HVAC systems, and building envelopes that were never properly air-sealed. Finding these things during assessment is ideal but not always possible. During demo, we remove everything in the home that could be a health hazard or safety concern. Bringing older construction up to current code and safety standards is also a priority.
This is also when we look for the things that matter to us specifically: mold, off-gassing materials, problematic finishes, and ventilation deficiencies that affect indoor air quality. A whole home remodel is the best opportunity you'll ever have to address these issues properly — and we don't let it pass without looking.
03
Design + Healthy Material Specification
Our design process for each of our Central Texas renovations project is collaborative and holistic. We develop proposed layouts, spatial changes, and addition footprints alongside your input. Once the design direction is established and fits within budget constraints, we work lockstep with you to pick out finishes, flooring, fixtures, all the pretty stuff that goes into your home.
Our incredible in-house interior design team is ready to take on all the heavy lifting as an option, if you'd rather not take the time to visit showrooms and make all of the design decisions. Every finish, adhesive, paint, flooring material, cabinetry system, and mechanical component is selected with wellness in mind. Indoor air quality, water purity and long-term performance is the JS2 holy grail, and our team of construction experts are the ones that wrote the book on healthy home building.
Selections are chosen in the early stages of each renovation project to serve as the backbone of your reno budget. No vague allowances for fit and finishes that blow up later — you know what's going in your home and why
04
Permitting & Pre-Construction
Central Texas remodeling projects often require permits that homeowners don't anticipate — additions, structural changes, electrical upgrades, and HVAC modifications all typically require permits regardless of jurisdiction. Some jurisdictions require separate permits for each stage of construction.
In the wake of the California wildfire devastation, the City of Austin adopted one of the nation's strictest wildfire building regulation codes. Our whole home remodel project was one of the first to adopt the new Wildland Urban Interface code. We manage this process fully and coordinate with local officials across Austin, Travis County, Hays County, LLano County, Gillespie County, and surrounding areas.
Pre-construction is when we sequence the work, lock in subcontractors, and order materials with long lead times so your project doesn't stall waiting on a window or a fixture.
05
Construction Anchored in Principle
Living inside a home through a whole home remodel is not just stressful, it's not allowed for safety reasons. We manage our job sites to minimize the impact on your daily life and take great care to secure your belongings safely in storage.
Our team prioritizes clear communication, so you can feel included and in the know about all things happening at each point during your renovation. Our construction managers are trained in the rigors of commercial construction and maintain detailed scheduling as the project progresses.
Every signature JS2 Partners home transformation is anchored by three absolute pillars: uncompromised quality, dependable timeline management, and a transparent construction budget. While delays are inevitable in the world of construction, you can rest assured knowing our the JS2 team are masters at being nimble and efficient.
06
Project Completion
When construction is complete, we don't just throw you the keys. Our team will walk through every inch of your newly transformed home with you. We document all new systems, materials, and warranties so you have a complete record. We don't close out a project until everything is complete and you are satisfied— and we remain available after handoff for any questions that come up once you're living in the space. Welcome to your brand new beautiful healthy home!

FAQS ABOUT OUR CENTRAL TEXAS HOME REMODELING SERVICES
What types of remodeling services do you offer in Texas?
JS2 Partners focuses on larger-scope remodeling projects: home additions, whole-home renovations, and major interior reconfigurations. That can include kitchens, bathrooms, living areas, and bedrooms—but typically as part of a comprehensive plan rather than a single-room refresh. By working at the whole-home level, we can address layout, lighting, storage, and mechanical systems in a way that feels cohesive and supports how you want to live. Common projects include expanding the footprint for a new primary suite, adding a guest wing or flex space, opening up floor plans, and modernizing older homes with updated finishes and systems. If you’re unsure whether your goals fit an addition or a whole-home remodel, we’ll help you define the right scope during the initial consultation and map out a path that aligns with your budget and timeline.
What makes luxury home remodeling different from standard renovations?
Luxury home remodeling in Texas is about more than premium finishes—it’s a higher level of customization, detail, and overall performance. Luxury projects often involve rethinking the way spaces connect, upgrading materials and craftsmanship, and incorporating features that elevate everyday living, from custom millwork to statement lighting and tailored storage. At JS2 Partners, we pair these design upgrades with wellness-focused choices like low-toxicity finishes and indoor-air-quality improvements so the home feels as good as it looks. Because many luxury remodels are whole-home renovations or additions, they also tend to include deeper infrastructure work—HVAC and humidity control, insulation and air sealing, electrical and plumbing updates, and durability upgrades that stand up to the Central Texas climate. The result is a home that’s not only beautiful and highly personalized, but also more comfortable, healthier, and built for long-term value.
How long does a central Texas renovation take?
Timelines depend on the size and complexity of the project, but most whole-home remodels and additions in Central Texas take several months from planning to completion. The schedule is influenced by design and engineering needs, permitting, material lead times, and whether structural changes are involved. If you’re living in the home during construction, phasing and access considerations can also affect how quickly work can move. We prioritize proactive planning to keep your renovation on track: confirming scope early, aligning selections with the schedule, and coordinating trades so work happens in the right sequence. Throughout the process, we maintain clear communication and milestone-based updates, so you understand what’s happening, what’s next, and how the timeline is tracking.
Can you remodel my home sustainably?
Yes—we specialize in Central Texas remodeling projects that are both stylish and eco-friendly, especially in whole-home renovations and additions where performance upgrades make a big difference. Depending on your goals, we can incorporate low-VOC paints and sealants, responsibly sourced or natural materials, and finishes that reduce off-gassing and support healthier indoor air. Sustainability also includes how the home performs over time. We can improve insulation and air sealing, update windows where appropriate, plan for better ventilation and filtration, and integrate energy-efficient HVAC and water-saving fixtures. These choices reduce operating costs, improve comfort, and help create a home that’s durable, healthy, and environmentally responsible.
How much does a home remodeling project cost in Texas?
Costs vary widely based on scope, square footage, structural changes, and the level of finish you choose—so the most accurate estimate starts with defining what’s included in the whole-home remodel or addition. Older homes may also require updates behind the walls (electrical, plumbing, insulation, or moisture management), which can affect budget but also improves safety and long-term performance. During early planning, we help you prioritize the upgrades that matter most and make informed selections that align with your goals. Luxury renovations typically require a larger investment, but they deliver value through craftsmanship, customization, durability, and improved livability. We provide clear estimates, thoughtful allowances, and regular budget check-ins so you can make confident decisions along the way. Our transparent process helps prevent surprises and keeps your project grounded in the balance of design, health, and long-term return.
WHAT MAKES CENTRAL TEXAS REMODELING DIFFERENT THAN OTHER REGIONS IN TEXAS?
There are some important factors to consider when remodeling in our beautiful Texas Hill Country region. It's important for homeowners who want to remodel their home in Central Texas to understand these important renovation factors.
It's important know that Texas home remodeling isn't a one-size-fits-all business. The Austin area as well as the Hill Country and greater Central Texas region present a specific set of conditions that shape every project. Working with remodeling contractors that understand this region isn't just a nice-to-have — it's the difference between a renovation that performs and one that fights you for years.
Here's five important considerations when remodeling a home in Central Texas:
1. Older Homes Built to Yesterday's Standards
A significant portion of Central Texas's housing stock was built in the 1980s through 2000s, during a period when energy codes were lax, vapor barriers were rarely detailed correctly, and HVAC systems were routinely oversized as a substitute for proper building envelope performance. Whole home remodeling projects on these houses regularly uncover inadequate insulation, air leakage at every penetration, and ductwork that belongs in a different era. We treat these as opportunities, not just problems — a gut remodel done right can transform a house that's been fighting its climate into one that's genuinely comfortable year-round and safe for your family.
2. Texas Heat and Building Envelope Performance
Central Texas renovations need to account for extreme summer heat loads in ways that northern or coastal remodeling contractors simply don't think about. West-facing walls and unshaded roof assemblies can drive indoor temperatures to punishing levels in a home with an inadequate envelope. When we're reconfiguring a home or adding to it, we evaluate the whole envelope — not just the new addition — and address deficiencies in air sealing, insulation, and glazing as part of the overall scope. Texas home remodeling done at this level costs more upfront but saves significantly over time—not just in heating bills but also in the longevity of your home and the health of your living spaces.
3. Moisture, Humidity, and Mold Risk
We experience all four seasons in Central Texas — and often times extended periods of high outdoor humidity, torrential rains, and seasonal storms can push a home to it's limits. In homes without proper vapor management, dehumidification and mechanical ventilation, this is when moisture accumulates in wall cavities, attics, and crawl spaces. Central Texas renovations are an ideal time to address these conditions: add controlled ventilation, correct vapor barrier placement, and upgrade insulation assemblies so the home manages humidity actively rather than passively.
For clients with allergies, asthma, or chemical sensitivities, getting moisture management right is as important as any finish selection. A beautiful remodel in a home that still has chronic humidity problems isn't a healthy remodel.
4. Hill Country Site Conditions
Texas Hill Country remodeling projects on hillside or limestone-based lots add structural complexity that flat urban lots don't present. Foundation movement due to expansive soils is common in older Central Texas homes — particularly pier-and-beam foundations or slabs built without proper soil prep. Before any significant remodel, we assess the foundation for movement or settlement that needs to be addressed before new finishes go on top of it. There's no point in putting a premium kitchen over a slab that's going to crack.
Similarly, additions on Hill Country properties often require creative foundation solutions, engineered retaining systems, and careful grading to manage stormwater — conditions that require a builder with genuine local experience with challenging slope and terrain.
5. Local Permitting Across Multiple Jurisdictions
Central Texas is one of the most jurisdictionally fragmented regions in the country from a building permit standpoint. Austin's building codes and development services processes are both incredibly detailed and navigable only for seasoned building professionals. Surrounding municipalities — Dripping Springs, Marble Falls, Fredericksburg, Horseshoe Bay — each have their own set of unique requirements. Unincorporated county areas operate under county rules, which vary from Travis to Hays to Blanco to Gillespie. And ETJ (extraterritorial jurisdiction) zones add another layer. We've navigated building permits across all of these and know what to expect from each — which means your Texas construction and remodeling project doesn't lose precious time to administrative surprises.
